Aileen Brennan is Counsel in the firm’s Land Use, Zoning & Redevelopment Practice Group. She concentrates her practice on redevelopment, land use, zoning, eminent domain, and related litigation and transactional matters. Aileen represents developers, property owners, and investors in all aspects of the development process, from project planning and entitlements through implementation.

Aileen has extensive experience negotiating and drafting redevelopment agreements, PILOT agreements, redevelopment plans, ordinances, and related legislation. She regularly appears before municipal land use boards and has successfully represented clients in state court challenges involving redevelopment designations, redevelopment agreements, zoning ordinances, and development approvals. Her practice combines strategic planning, regulatory guidance, and litigation experience to help clients navigate complex development projects and achieve their business objectives.

Throughout her career, Aileen has advised on significant redevelopment and land use matters across New Jersey. Her representative experience includes negotiating the rehabilitation of a historic landmark building into affordable housing, handling condemnation proceedings necessary to assemble property for a major Newark development project, securing and defending approvals for solar energy facilities, defending zoning ordinances supporting transformative development initiatives, and negotiating redevelopment and PILOT agreements along the New Jersey waterfront.

Aileen is the founder of the Essex County Bar Association’s Land Use & Redevelopment Committee and is an active member of several professional organizations. She is known for her practical, solutions-oriented approach and her ability to guide clients through the legal, political, and regulatory challenges that often accompany complex development projects.
